This property we got is unique because it is half done. Seller wanted a quick cash offer so he could move back East. He’s been working on the house for the last couple years but doesn’t want to finish it. He didn’t want to put on the MLS because it probably wouldn’t get financing. These properties can sometimes be challenging because you have to try to keep with what the seller was trying to accomplish with the remodel or start completely over which usually isn’t cost effective. This fixer in Kensington which is half done has it’s pros and cons.
Exterior and Landscape
The whole house has already been painted and stuccoed. The roof also is relatively new and it showed no signs of leaks. Front landscape was also done with newly plotted plants and mulch. Backyard is in relatively good shape just needs some newer plants and possible sod. Overall, these are the parts of the property that really don’t need to be touched.
Bathrooms
This property has 2 bathrooms and both need complete remodels. We can’t keep any part of them. They will need new shower in master bath, toilets, vanity, and sink. Upstairs guest bathroom will need shower/tub, vanity, sink, and toilet. Both bathrooms will need new paint and flooring.
Kitchen
The kitchen needs work but has some stuff we can keep. We will need new flooring, paint, counters, and cabinets. We will put an island in the middle of the home which is already piped for water. The appliances, sink, and ceiling with cam lights will be kept.
Bedrooms
Most of the bedrooms are in very good shape(see video). The seller already put dual pane windows in the house which is a big money saver. We will refinish the floors and the paint in each bedroom. Outside of the bedrooms the dry wall needs to be repaired and painted. As well as the staircase where we found some major cracking. Both bedrooms have great views.
Living Room
The living room has this amazing wood ceiling which the seller recently stained. That is a huge selling point as that’s the first thing a buyer will see when they walk into the house. The floors need to be refinished and some new windows next to the fireplace. The fireplace needs to be fully redone but we still will keep it’s historic look.
We hope to get this property rehabbed and back on the market by February if everything works out.
