Escondido Condo Seller Stays In Property After Closing!!

I want to go over a deal we did a couple of weeks ago. And I got a call from a seller, and she had, a condo in Escondido. And she explained the situation to me. So once I got out there, we just talked a little more, and pretty much what the situation was, she wanted to sell her house and move to Oregon, but, unfortunately, she just didn’t have enough money to move, for moving expenses and for a deposit and first month’s rent, things like that, for her new apartment in Oregon.
So what we did was we customized her offer. And in fact, that we put the purchase price, and then we put the closing date, say, I think it was 21 days closing, so she would get all her money in that 21 days. And then we put something in the agreement that says she then has 21 days after that to vacate. Now, that could change. The closing can change, and also the amount of time she can stay after as well.
So what that did, it helped her in the fact that she’s closed, she got all of her money, and then she was able to get a moving van, pay for all of that, and then also find another place in Oregon and put first and last month’s rent down. So that worked out great.
